Same House, Different Perspectives

Seller: The HVAC system works very well. We installed a new system when we purchased the house 19 years ago.

Buyer: The HVAC system is nearing the end of its useful life and will likely need to be replaced in the near future.

Seller: We planted this tree when our children were young. Now fully grown, it provides wonderful shade and enhances the property's character.

Buyer: The large tree blocks natural sunlight and may pose a risk to the house during severe storms. Removal or significant pruning may be necessary.

Seller: The kitchen and bathrooms are in great condition. We renovated them not that long ago.

Buyer: The honey oak cabinetry and Ubatuba green granite countertops indicate that the kitchen and bathrooms are dated and should be included in a future renovation budget.

Seller: The house has great bones and only needs a few cosmetic updates.

Buyer: The property requires a comprehensive renovation to bring it up to today's standards and personal preferences.

Seller: The basement is only slightly damp during heavy rain and otherwise provides valuable usable space.

Buyer: The basement may require a drainage system and further evaluation, including mold testing, to address potential moisture concerns.

The lesson: Real estate value is often a matter of perspective. Sellers tend to focus on what has worked well for them over the years, while buyers evaluate a property through the lens of future costs, risks, and improvements. The truth usually lies somewhere in between.
